




Not every parking lot needs to be torn up and repaved. Sometimes the right maintenance plan is all it takes - and that's exactly what we put together for Southeastern Galleries. The lot had visible cracking, worn-out striping, and a patched area right in front of the accessible parking space that needed to be addressed before anything else.
We started with asphalt patching to take care of the damaged section near the handicap stall. Getting that squared away first is important - you don't want to seal over an unstable surface. Once the patch was solid, we were ready to lay down the sealer.
Two full coats of coal tar sealer went down across the entire lot. Coal tar holds up well against UV exposure, fuel and oil spills, and general wear - it's one of the more durable options for a commercial property that sees regular traffic. Two coats give you better coverage and a longer-lasting result than a single pass ever would.
After the sealer cured, we came back in with fresh line striping. White stall lines, a properly marked handicap space with blue paint and the ADA symbol - everything clean and sharp. The difference between the before and after on a lot like this is hard to miss. The surface went from faded and cracked-looking to deep, even black with crisp lines throughout.
A full repave is a significant cost. When the base is still structurally sound, seal coating and patching can extend the life of that pavement considerably - and the curb appeal improvement is immediate. It's one of the smarter maintenance investments a commercial property owner can make.
