This West Ashley parking lot had seen better days. Cracks had worked their way across the surface, the old striping had faded out, and the asphalt itself had that worn, oxidized look that tells you water and UV damage have been doing their thing for a while. It needed real work - not just a coat of sealer slapped on top.

We started with crack filling to address the damage before it got worse. Skipping that step and just sealing over open cracks is one of the most common mistakes we see. Water gets in, freezes, expands, and breaks the asphalt apart from the inside. Filling first gives the sealer something solid to bond to and actually extends the life of the surface.

Once the cracks were handled, we applied a full seal coat across the entire lot. The difference in color and surface quality is immediate. Fresh sealer blocks out water, UV rays, and fuel spills - the things that break down asphalt the fastest. It also gives you that deep, dark finish that just looks sharp and well cared for.

After the sealer cured, we came in and striped the lot clean. Every parking stall, the ADA-compliant spaces with proper blue striping and access aisles - all of it laid out precisely. Clean lines make a parking lot feel organized and professional. Your customers notice that, even if they don't say it out loud.
