Here's what a neglected parking lot looks like before we get to it - faded striping, surface cracks starting to spread, and pavement that's lost its protective layer. That's exactly what we were working with at this Charleston commercial property. Not a disaster, but definitely overdue.

We started with crack filling to stop any further deterioration before laying down a fresh coat of sealant across the entire lot. Sealcoating is one of those things that gets skipped until the pavement is in real trouble. Doing it on a regular maintenance schedule is always cheaper than waiting. A lot easier on the budget, too.

Once the sealcoat was down and cured, we came in with fresh line striping - clean parking stalls, blue ADA-compliant handicap spaces, and proper access markings. The difference between before and after is night and day. Dark, uniform pavement with crisp white and blue lines just reads as well-kept. Customers notice that, even if they can't pinpoint exactly why.

For a multi-tenant strip center like this one, the parking lot is the first thing every single customer sees. It sets the tone before they ever walk through the door. Property managers and owners who stay on top of their pavement aren't just maintaining curb appeal - they're protecting the asphalt itself from water infiltration, UV damage, and the kind of cracking that turns into full-depth repairs down the road.

Crack filling, sealcoating, and line striping together make up the most cost-effective pavement maintenance package you can do for a commercial property. We do this kind of work all across the Charleston area and the results speak for themselves.
